Every building or estate we manage is different and we provide a bespoke service, tailored to your needs. But in general, we ensure that entrances, corridors, staircases, hallways and windows are cleaned regularly. We also routinely inspect communal areas to ensure we keep on top of regular maintenance, identify any health and safety issues such as blocked fire doors or obstructions and spot any repairs which need our attention. We act promptly on any reports of mess or safety concerns.  We ensure that all of the necessary health, safety and fire checks are carried out as per current regulations.

Yes. We are expert in ensuring the upkeep of communal gardens, so they are attractive, safe and well-maintained. We sweep and litter-pick in communal areas and deal with any issues arising from refuse or fly tipping. We also maintain car parks and footpaths, external lighting in communal areas and ensure fencing and signage is in good order.

We demonstrate how we help you make the best use of resources to meet your social housing objectives by providing a full and transparent reporting service, including accounts relating to each development. We ensure open communication and attend regular meetings as required.

We ensure tenants are provided with information about our responsibilities within their community and know how to contact our friendly and approachable team. We regularly inspect premises and make ourselves available to any residents who wish to discuss concerns. Two way communication is welcomed at all times and we actively encourage resident committees.

If tenants are unhappy with any aspect of our repairs and maintenance service, they are advised in the first instance to contact us. One of our senior management team is usually available or will respond promptly. If we can’t resolve the issue, please refer to our Customer Complaints Procedure.

Yes, our specialist team and trusted contractors provide comprehensive health and safety risk assessments and advice to ensure compliance with constantly-changing legislation and guidance.

Yes. Our team keeps on top of the latest regulations and can draw on a trusted list of contractors for additional expert advice.

Yes. If residents suspect an infestation, they should let us know and we’ll arrange for the appropriate pest control people to take care of it. We can also set up a preventative plan, usually for outdoor refuse.

If someone else keeps parking in a resident’s allotted space and either they cannot safely and politely ask them not to, or they’re not taking any notice, our property managers will take steps to resolve the issue.

We advise tenants to contact their local Environmental Health Department which has the necessary powers to deal with this, and whose involvement usually provides a speedy resolution.

The local authority has responsibility for emptying waste and recycling bins in areas of social housing. If they’re not being emptied often enough or the bins are being filled incorrectly, we’ll take steps to remedy the problem.

Yes. We work with expert contractors to ensure all properties and communal areas (if relevant) have valid electrical and gas safety certificates and that appliances are regularly maintained. We follow a clear set procedure to notify customers if we require access to their property and ensure they understand the purpose of our visit.

Yes. Our team is highly experienced at overseeing the specifications, tender process and instruction of major works and projects, as well as working with any professionals appointed to carry them out. Our services range from booking contractors up to providing formal project management using PRINCE 2 – including project implementation documents, risk registers, stakeholder consultation and reporting schedules.
